The Shed and Its Structure

Large-span steel portal frames and profiled roof sheeting take a beating from hail and wind, and roof damage is the classic industrial claim because it lets water onto everything stacked below. The sum insured needs to carry demolition, debris removal and rebuilding to current codes, not just the original build cost.

Stock, Racking and Plant

Stock is often worth several times the building. It also fluctuates, so the declared value needs to reflect your peak, not your average, and racking and materials-handling gear should be scheduled rather than assumed to fall under the building.

Who Occupies the Space Changes the Premium

A dry-goods store and a spray-painting operation are different risks in an identical building. Hazardous processes, flammable stock and hot works must be disclosed, whether you run them or your tenant does, or a claim can be declined on non-disclosure.

Theft and After-Hours Security

Industrial estates are quiet at night, and roller doors, skylights and roof sheeting are the usual points of entry. Insurers price against your alarm monitoring, fencing and lighting, so getting the security schedule right is one of the few levers that genuinely moves an industrial premium.

Goods of Others in Your Care

If you store, pick or pack stock that belongs to your customers, your own contents cover does not extend to it. That exposure needs to be declared and covered specifically, and it is the gap we most often find on third-party logistics operators.

Business Interruption or Loss of Rent

Whether you occupy the warehouse or lease it out, the income stops while the roof is replaced. Occupiers need business interruption sized to how long it really takes to re-establish a distribution operation; owners need loss of rent for the same period.

What insurance do I need for a warehouse?
Building cover if you own it, contents and stock cover for what is inside, public or property owners liability, and either business interruption (if you trade from it) or loss of rent (if you lease it out). Operators holding customers' goods also need cover for goods in their care, custody and control.
Does warehouse insurance cover my stock as well as the building?
Only if stock is declared as its own section with its own sum insured. Building cover responds to the structure; stock, racking, plant and materials-handling equipment each need to be scheduled. Because stock levels move through the year, we set the declared value against your peak holding.
How does my tenant's trade affect warehouse insurance?
Considerably. Insurers rate an industrial building on what happens inside it, so a tenant doing spray painting, battery storage or hot works can change both the premium and which insurers will write it. Any change of tenant or process should be told to us before it starts, not at renewal.
Is racking collapse or forklift damage covered?
Impact damage to the building from a forklift is generally an insured event. Racking collapse depends on cause: an insured event behind it usually responds, wear, overloading or poor installation generally does not. It is worth walking through your specific setup with us.
How much does warehouse insurance cost?
