What service stations need covered
Forecourt, Canopy and Tanks
The canopy is the most storm and impact exposed structure on the site, and the tanks are the most expensive thing to put right. Both need to sit in the sum insured at what replacement actually costs today, including excavation and compliance with current standards.
Contamination and Pollution Liability
A leaking tank or line is not simply property damage. Remediation of soil and groundwater, regulator notification and third-party claims from neighbouring land can dwarf the site's value, and standard property cover does not respond to it. This is the section that decides whether a bad day is survivable.
The Shop, Its Stock and Refrigeration
Tobacco and alcohol make a servo shop a standing theft target, and refrigerated stock spoils the moment power or plant fails. Both need declaring properly: stock at peak, not average, and deterioration of stock elected rather than assumed.
Fire, Vapour and Ignition Controls
Insurers assess this risk on how you manage ignition, not on whether fire is possible. Bunding, vapour recovery, hot works permits and staff procedure all move the terms you are offered, and are worth documenting before we go to market.
Business Interruption Through a Remediation
If a tank fails, the site closes while it is excavated, remediated and re-tested, and that runs on regulator timeframes rather than a builder's. Business interruption needs an indemnity period matched to that reality, which is routinely longer than owners assume.
Pumps, Car Wash and EV Charging
Bowsers, compressors, car wash gear and increasingly EV chargers are plant that fails on its own, which property perils do not answer. Machinery breakdown covers the unit, and can pick up the trade you lose while it is down.
